Kajima's Construction Management team is characterized by experience, diligence, communication, energy and a service attitude. Our construction planning leads to the effective use of resources, it anticipates problems and emphasizes coordination.
As Construction Manager, Kajima maintains the condition of the work site. Work rules are established and monitored for safety, security, clean-up, protection of existing facilities and landscape elements. During construction, we recognize the need to effectively plan, organize and control the project as well as to keep the owner updated on cost, schedule and active issues. Our anticipated cost reports and regular schedule updates are incorporated into our monthly reporting system.
Kajimas Construction Management Services for projects are divided into three major areas:
Pre-construction Services
Pre-construction Services include all services necessary to properly plan and implement the actual construction process. Coordination of documentation with the design team, final budgeting, preparation of schedules, and value engineering are all items that are performed to provide a transition from the design phase to construction activities.
Procurement services for these projects will include the identification of trade contractors and suppliers, the pre-qualification of these firms for the requirements of the projects, finalization of bidders lists, distribution of bid documents, receipt and analysis of bids, recommendation for award, administration of the subcontract agreements, and procurement of long lead items and direct purchase material/equipment. This would enable the best value products/services to be procured for the best interests of the clients.
Construction Services include all the areas of work involved in the actual construction process including project procedures, safety, quality control, supervision of subcontractors, scheduling of work, and all other activities on the job site throughout construction.
